The deed says your place is a certain size; that’s what you see in the figures. It appears exacting, yet doesn’t reflect how much amount of land you will be able to use. Why? Because difference between legal and practical space matters when it comes to conversions. Before you build, you have to know about how setbacks and easements limits your usable land.

The calculator computes the math for you, now you’ve got to know the reason behind the nice round numbers shrinking up close. A square acre has approximately 208.7-foot sides because there are 43,560-square feet in an acre. That’s not up for debate; it’s one acre. That is end of it. Why Your Land Is Smaller Than You Think
